Proposals
Our proposals seeks the provision of a new residential neighbourhood at this location, with new homes, affordable homes, improved biodiversity creation, landscape and green public open spaces and enhancement to connections to nearby Lemsford and Welwyn Garden City.
Provision of New Homes
We will be seeking to deliver 98 high quality new homes within a landscape-led environment which will align with the Golden Rules set out within National Policy in terms of providing 50% affordable homes and enhancing connectivity and public open space.
Creation of Biodiverse Landscape Areas
We will be seeking to create high quality landscaped areas throughout the new neighbourhood, including an extensive area of open space with informal recreation opportunities to the north of the site. This will provide opportunities for play and walking routes for existing and future residents within the surrounding area, whilst providing enhancements to biodiversity. If you have any ideas on what this space could include, please let us know.
Key features to include:
A Central Community Green: Around 1600 sq m, with meadow grass, trees, seating, and natural play areas at the heart of the development.
The Northern Field: New and improved grassland and wildflower meadows, with a signposted, circular walking route linking to the new residential areas.
Green Corridors: Tree-lined routes running north–south and east–west, connecting different parts of the site and encouraging wildlife movement through new networks and links.
Biodiversity Net Gain: New planting specifically chosen to attract pollinators, birds, and small mammals – benefiting the entire local area.
Buffer Planting: As well as retaining existing mature trees and hedgerows, new mature trees and shrubs will be planted along boundaries to screen the homes and protect privacy for both existing and new neighbours.
