The Site

The Site is unconstrained and provides an excellent opportunity to deliver high quality homes that would make an important contribution to housing delivery:

  • Marks Tey lies in an extremely accessible location with its railway station, and close proximity to the A120 and the A12.
  • The sustainable village is well served by a very good range of day-to-day services within easy walking and cycling distance of the Site.
  • The regional centre of Colchester is only 6 miles from Marks Tey, which is easily accessible by regular bus and rail services. There are existing bus stops located immediately adjacent to the Site on both sides of Coggeshall Road.
  • The Site is not subject to any statutory landscape, ecology or heritage designations.
  • The Site lies in Flood Zone 1, which is defined as having a less than 1 in 1,000 year (<0.1%) annual probability of flooding from a river.
  • The Site adjoins the existing adopted settlement boundary to the south, essentially creating an infill development between the residential properties on Mott’s Lane to the west and the Discount Food Store / The Raj Indian Restaurant to the east, and adjoining residential development to the east.
  • The Site is broadly flat, and contained by hedgerows to the east and west. To the north it is currently open, but new tree, thicket and hedgerow planting would provide effective containment.
  • Initial transport studies indicated that a suitable access can be created, and that development would not have a significant negative impact on the highway.
