The Site
The Government has set a target of 1.5 million new homes to be built by 2029 based on identified housing needs. This will require the delivery of new sites, including on greenfield land.
The Council is in the process of identifying how it’s needs could be accommodated, however due to
the constraints of the Borough is unable to fully meet these.
The Site at Downs Farm is currently proposed by the Council to be allocated and the emerging proposals align with this.
A Sustainable Location
The site is situated close to a range of existing amenities, including schools, shops and places of worship, all within walking distance, contributing to its sustainable location. Numerous bus stops and nearby train stations form strong public transport links, both connecting the site well with surrounding towns and allowing local amenities to be accessed without cars. These connections to wider transport networks, combined with the close proximity of facilities, ensures daily needs can be fulfilled with ease, building supportive foundations for future communities.
Site Opportunities
The site benefits from the existing access off Reigate Road which can be enhanced with an additional access to the north off Longdown Lane, as well as further north south pedestrian and cycle connections throughout the site. The site provides an opportunity to improve public access between Epsom town centre and Epsom railway station.
